01. Is smoking allowed inside the property?

All our properties enforce a strict no-smoking policy, which also means no candles or incense are allowed to avoid any fines.

02. Are meals provided?

Our properties come fully set up for self-catering, with markets, supermarkets, cafes, and restaurants just around the corner. When you check in, we’ll walk you through the kitchen amenities you can use.

03. Is there close access to public transport?

Yes. Our properties are ideally located with convenient access to bus, taxi, train, and tram services. For detailed public transport information, you can visit ptv.vic.gov.au/journey or reach out to other tenants for further advice.

04. What types of rooms are available and what are their prices?

We offer single, double, and twin occupancy rooms. To view the available room types and prices, please check the “Our Locations” menu for the property you’re interested in.

05. Is car parking available?

Some properties have on-site parking for an extra fee. Just mention if you’re interested when you submit your application!

06. Is there close access to supermarkets and grocers?

Yes, all our properties are just a short walk from shopping centres, markets, convenience stores, cafes, and restaurants. For more details about the local area, check the “Our Locations” menu.

07. How far away are Universities and schools?

All of our accommodation options are located within easy reach of major universities, including:

  • University of Melbourne
  • RMIT University
  • Swinburne University of Technology
  • Victoria University

Each property is near public transport or within walking distance.

08. I'm not a student, can i apply?

Unfortunately we are only able to offer accommodation to students studying at Melbourne colleges and universities.

09. Can international students apply?

Absolutely! We welcome students from all over the world. Our multilingual team is here to help you settle in and make Melbourne your home away from home.

01. When does my lease start?

Lease start dates align with your intended move-in date and may vary depending on the property and lease type. For specific details, please refer to the “Our Locations” menu for each property.

02. What does "Projected Move In Date" mean?

Your “projected move-in date” is the date you plan to arrive at the property. If this changes, please update us via our online enquiry form or by responding to our emails.

03. What type of lease do Birch Ridge Group use?

In Victoria, a lease is formally known as a residential tenancy agreement. We use the standard residential tenancy agreement provided by Consumer Affairs Victoria, the relevant government authority.

04. Is a deposit required?

Yes, a deposit equivalent to one month’s rent is required upon approval of your application.

05. What is the purpose of a lease in Australia?

A lease is a formal, legally binding agreement that outlines the terms and conditions under which a tenant is permitted to occupy a rental property.

06. Why is a lease important & do I need to sign it?

Yes, to live at Birch Ridge Group, you’ll need to sign a lease. This provides legal protection and clarity for both you and the landlord, helping to avoid any misunderstandings during your stay.

07. What is the deposit refund policy?

The deposit is strictly non-refundable, regardless of whether the room reservation is cancelled or the tenant fails to check in.

08. What is a bond, and can I get it back through the RTBA?

You’ll need to pay a bond equal to one month’s rent before moving in. Once you’ve returned the keys, cleared any dues, and your room passes inspection, the bond will be refunded through the RTBA.

09. What's included in the rent?

All Birch Ridge properties include:

  • Fully furnished rooms

  • High-speed WiFi (selected properties)

  • Utilities (electricity, water, gas)

  • Shared kitchen and laundry facilities

  • On-site or nearby student support

  • Secure entry and CCTV

01. Applications and Bookings

02. Where do I collect my keys or access card?

You’ll pick them up from the Accommodation Manager by appointment on the day you arrive.

03. When can I apply for accommodation?

Up to 3 months before your planned arrival. Message us if you have questions.

04. Can i inspect a property?
Wanna check a place out? Just fill in the enquiry form and our Accommodation Managers will sort a tour for you.
05. How can I get assistance if needed?

Once you’re approved, we’ll send you a welcome pack with all the emergency info and who to contact if you need anything.
